Vendor Advocacy · Within 15km of Melbourne CBD
Selling your home? Don't go in alone.
Transparent fee structure
Our fee is deducted from the selling agent's commission at settlement — explained clearly before you commit to anything.
The reality of selling
Selling a home is stressful. It doesn't have to be this way.
Choosing the wrong agent
With dozens of agents pitching for your listing, it's nearly impossible to know who's genuinely good and who's just a good talker. A bad choice can cost you tens of thousands.
Underselling without knowing it
Agents can push for a quick sale at a lower price to move on to the next listing. Without someone holding them accountable, you may never know what your property could have achieved.
Feeling left in the dark
Poor communication, vague updates, and last-minute pressure to accept an offer — selling without support means navigating one of your biggest financial decisions without a guide.
"We spent 40 years learning how agents operate. Now we use that knowledge to protect the people selling."
What we do
Your independent expert. Start to finish.
Vendor advocacy is a service where an independent professional — that’s us — manages the entire selling process on your behalf. We’re not the selling agent. We sit alongside you, above the process, making sure every decision is made in your best interest.
We’ve spent 40 years on the inside of real estate. We know how agents select their campaigns, how negotiations really work, and where sellers consistently lose money. That knowledge is now entirely at your disposal.
Our transparent fee structure: Our fee is deducted from the selling agent’s commission at settlement. This means you receive full, independent representation throughout your sale — with the complete fee structure explained clearly before you commit to anything.
How it works
Five steps to a better sale.
Our fee
Transparent
fee structure
Our vendor advocacy fee is structured to come from the selling agent’s commission at settlement. The complete fee arrangement is discussed and agreed with you upfront, before any work begins. You’ll always know exactly what you’re paying, how it’s structured, and what you’ll receive in return.
Every engagement starts with a free conversation so you can ask any questions before committing to anything.
No agency affiliation
We're completely independent. We don't have preferred agents, referral arrangements, or any incentive other than your result.
Always transparent from day one
Before we start, you'll know exactly how our fee works, what we'll do, and what to expect. No surprises at settlement.
40 years of market knowledge
You get direct access to Steven and Elishah throughout your entire selling campaign — not a junior consultant.
Within 15km of Melbourne CBD
We know Melbourne's inner suburbs intimately — the streets, the buyers, the agents, and what genuinely drives results in this market.
What we do
Things people ask us before they start.
How does your fee work exactly?
Our fee is structured to be deducted from the selling agent's commission at settlement — so it doesn't come out of your pocket as a separate cost. The agent earns slightly less of their commission, but they still get the listing and the sale. We explain the complete arrangement clearly before you commit to anything. It's a structure that's been used effectively for years and one we're completely open about from day one.
Don't I already have an agent working for me?
Your selling agent works to complete the sale — their job is to find a buyer and close the deal. That's not the same as working for you. An agent's income depends on transactions happening, which can create subtle pressure to accept an offer quickly or underprice a campaign. Our only goal is to make sure your interests are fully protected throughout that process.
When should I contact a vendor advocate?
Ideally, before you've signed with an agent. The earlier we're involved, the more value we can add — from selecting the right agent through to managing the campaign and negotiation. That said, if you've already listed and feel the process isn't going the way you hoped, we're happy to talk about how we can still help.
Will the agent mind that I've engaged a vendor advocate?
Professional agents welcome it. A vendor advocate means you're a serious, prepared seller — and that makes everyone's job easier. Agents who push back on advocates are often those who prefer less accountability, which tells you something useful about whether they're the right agent for your sale.
Do you work across all of Melbourne?
Our primary focus is properties within 15km of the Melbourne CBD — the areas we know most deeply after 40 years in the market. Get in touch and we can tell you straightaway whether we're the right fit for your sale.
